To All Owners……DETAILED INFORMATION WILL BE MAILED TO ALL OWNERS

The amendments that passed at the April 1, 2021 Pinewood Member Meeting became effective when recorded on April 8, 2021 and contained two important issues:

1.)      Prohibiting Annual Rentals DOC Sec. 13.2 and

2.)      55+ Community designation DOC Sec. 12.9

      HOW DO THESE NEW DOC’S EFFECT YOU?

DOC Sec. 13.2 states…( Annual Renting)

• If you voted NO  or  DID NOT VOTE, you can continue to rent annually until you sell your unit. Subsequent owners must comply with 13.2 and cannot rent annually.
• If you voted YES  and you are currently renting annually you can’t rent annually after the current tenant’s lease expires.

DOC Sec. 12.9 states…(55+)

• No matter how you voted, new annual renters, seasonal renters and new owners

MUST be 55 years old or older, provide proof of age and reside in the unit.

                                         FUTURE EVENTS TO KEEP IN MIND……………….

WHEN SEASONAL RENTALS OCCUR OR THE UNIT IS SOLD, IT IS YOUR RESPONSIBILITY TO ADVISE THE RENTER OR PROSPECTIVE BUYER ABOUT:

• Documents 13.2 ( no annual rentals) and Documents 12.9 ( 55+ Community)
