Pinewood Update

Dear Pinewood Residents:

Kimberly Corradino has officially become our new manager (CAM) at Sentry after Valerie Hoover retired on May 17th. We wish Valerie a very happy retirement and welcome Kim aboard! Kim has great experience as a CAM and is well qualified. We look forward to working closely with her on all matters Pinewood. Your concerns and questions to Sentry should be directed to Kim going forward.

There are a couple of items to bring everyone up to date: The first is that the post hurricane gutter and downspout cleaning and check (including some minor repairs) was successfully completed on Friday May 10th. This is timely since the rainy season will soon arrive. We found several blocked downspouts and some loose ones. These have been cleared and corrected. Next, Brian our maintenance man is ending his service to us at the end of May. We have a new Brian that will be taking the position, and he will work together with the ‘old’ Brian the last week of May to learn the job.

We are getting nearer to beginning work on some of the lanai cracked decks. Two contractors are being lined up to do repair pilot projects so that we can better understand the scope of the repairs needed and accurately assess the repair costs. We will need a separate permit for each building that requires these repairs and also an engineer to submit a repair plan wherever there is exposed rebar. The ultimate cost is still a wildcard.

Our Rules and Regulations enforcement initiative continues. By far most owners that receive reminders simply correct the concern. This is easy to do, and owners should not take personally minor correction notices if one is received. Living in a Condominium community requires some adjustments by all of us! In a very few instances, more than one notice has been required. As a Board, we do not want to progress to stronger enforcement measures and ask that everyone please cooperate and make any necessary adjustment. Do not hesitate to approach the Board or email our new manager Kim if you believe a notice has been sent in error. We can always discuss it! Please do not ignore notices or reminders since that will just make the situation more difficult for everyone.

Sincerely,

Pinewood Board of Directors.
