Seasonal Rental Rules Review

Dear Pinewood Owners:

According to Pinewood Documents, units may be rented seasonally only once per year. The minimum period for rental or lease is 30 days with the maximum period being 6 months. In addition, the following rules are also in the Pinewood Declaration of Condominium:

13.6. Reoccurring seasonal tenants who have previously been approved by the Board are automatically approved on an annual basis unless otherwise notified by the Board. Owners of Units with new seasonal tenants shall notify the Board of the name of each new occupant who will reside in the Unit, a minimum of twenty (20) days prior to allowing occupancy in the Unit.

13.8 The Association requires that a Lessee place a security deposit, in an amount equal to one month’s rent or one-thousand dollars and zero cents ($1,000.00) whichever is less, into an escrow account maintained by the Association. The security deposit shall protect against damages to the Common Elements or Association property. Any damages that exceed the value of the security deposit will be billed to the tenant and are required to be paid within thirty (30) days of sending notice to the tenant. Any damages that remain unpaid by the tenant after thirty (30) days of sending notice to the tenant shall be billed to the Owner who shall become jointly and severally liable with the tenant for any unpaid amounts. Any unpaid amount for damages not paid within thirty (30) days of sending notice to the Owner shall be considered a charge of which can become a lien against the Unit.

Thank you!

Pinewood Board of Directors
